The kitchens are stunningly beautiful with granite counters, new appliances and new dining room furniture. n nCasa Kokai, (Villa Del Mar C 105) is a large two bedroom beachfront ground floor condo on the best beach in PA. It is directly on the beach, it is the closest condo to the bileveled pool, and it is just a few minutes walk from all of the restaurants, shops and dolphins in the marina area. Puerto Aventuras is a gated community in the middle of the Riviera Maya located 10 minutes south of Playa Del Carmen. The Villa Del Mar complex is the number one condo complex in PA with the most green space, the very best beach, and the biggest pool. VDM C 105 (together with VDM C 205 that I also own) are the largest two bedroom condos in the C building...the most popular building as it is directly on the beach. Casa Kokai has a private 4 person jacuzzi on the large patio and a private jacuzzi bath in the master bathroom. Casa Kokai is the only condo in the VDM complex that also has a separate small patio on the north side of the condo that that is accessed through the second bedroom. We have 2.5 bathrooms, washer , dryer, dining room, compolete kitchen abd family room. We offer free WIFI and telephone. What makes Casa Kokai so special is its perfect location (directly on the beach, right next to the pool) and its privacy. It is also perfectly located so that in the winter, the morning sun goes directly into the condo making for warm sunny breakfasts on the patio, and later in the day as the sun gets higher and the day gets hot, the patio becomes shaded. Due to the perfect location, you are always no more than a three to five minute walks from 14 restaurants, two dive shops, several gift shops, a dolphin encounter, manatees, sea lions, sting rays and a complete marina with dive boats, paragliding, sail boats, booze cruisers, charter fishing and a golf course. You don't need a car or a golf cart to fully enjoy PA when you stay in the Villa Del Mar complex. PA is also in the center of the Riviera Maya and so you are just a short ride via taxi or car to several cenote parks, the shopping and night life in Playa Del Carmen, the Mayan ruins at Tulum or the eco parks of Xcaret or Xel Ha. Two other thing that makes the Villa Del Mar complex so special: it has the very best part of the best beach directly in front of the complex, and it has access to fantastic snorkeling in the off shore reef that is easily accessible by swimming from the beach. A newly built modern 3 bedroom, 2 bathroom condominium (known as The Terraces) on the second floor with a partial view of the ocean and only 10 minutes from the airport. The condo can also be rented as a 2 bedroom, where the middle bedroom (queen bed) will be locked off. See 2 bedroom rates below. nSituated on the world famous St. Lawrence Gap, this luxury complex is centrally located in a section of The Gap that has a local feel. From the condo, it is a short walk to many shops, great restaurants and ample night life with live entertainment. Pristine Dover Beach is less than a 100 yards away. While Dover Beach is only a quarter mile long it offers waves big enough to surf as well as water that is calm enough for the inexperienced swimmer to negotiate. The beach offers chairs and umbrellas (ask for Charles or Tiger) for a small fee. In addition, you can enjoy water sports - diving, snorkeling, sailing, surfing, windsurfing, paragliding and jet skiing. There are many types of tours/excursions available or you can tour yourself by renting a car. A mini mart is located adjacent to the complex and a bank is a short walk down the Gap. n nRockley Golf course is only 2 miles from the apartment and the Barbados Golf Club is only 3 miles away. Tennis courts can be rented at the Southern Palms hotel just down the road. Oistins, the fishing hub of the island is a quick 10 minute cab ride away. There you can enjoy the fresh fish of the day and an entertaining carnival atmosphere. Bridgetown, the Capital, which is the main port, offers even more great shopping and is only a 15 minute cab ride away. n nThis beautifully furnished and spacious condo features a master bedroom, en-suite, with a queen size bed and access to the balcony. The second bedroom also has a queen size bed. The third bedroom has 2 twin beds. Each bedroom has ample closet space. Linens, bath and beach towels are provided as well as maid service once a week. All rooms including the dining area and living room (which also offers access to the balcony) have air conditioners as well as ceiling fans. The unit also boasts a modern, fully equipped kitchen with a dish washer, ice maker-water filtering two door refrigerator, microwave, coffee-maker and toaster oven. Cable TV, a DVD player and stereo/CD player as well as internet access (sorry, no computer supplied) are also part of this unit. A washer and dryer are also located in the apartment. The old town is also only a short walk and is a good way of sampling some of the local atmosphere with its many fish resturants Club Oceano is made up of 40 spacious apartments built in an L-shape around a heated swimming pool and 200 metres from the beautiful sandy beach. They are either ground or first floor level and most have a sea view or a view of the pool. The facilities on the complex include a large sun terrace with plenty of sun loungers and parasols, an infinity mosaic swimming pool incorporating a childrens' pool which is heated during the winter months, a mosaic Jacuzzi and an outside covered pool table. The gardens are well tended and the unusual tropical plants are an interesting feature of the complex. There is also a cosy private bar with great food, flat screen satellite TVs , full reception services including e-mail and internet access, car hire and excursions. Club Oceano continues to attract the same guests season after season, year after year and we are proud of this repeat business. Furnished throughout to a high standard, the apartments are either one or two bedrooms and have a luxury marble bathroom, a fully fitted kitchen with full hob, oven, grill, refrigerator, kettle and toaster. A typical one bedroom apartment also has a breakfast bar and a comfortable living room leading onto an attractive patio or balcony. Some of the apartments have double communicating doors making them ideal for different combinations of families and friends. Situated 3km from the old market town of Jalon with its famous saturday' Rastro' market and Bodegas (where wine can be purchased from the barrel- take your plastic containers with you, or buy some there). Bedrooms: The master bedroom is up its own stairs and enjoys spectacular views and boasts wooden local pine floors and furniture. Living Rooms: Sofa, armchairs, bookcase and selection of local guide books etc, entertainment unit, guitar and percussion instruments, storage boxes with games & puzzles. Dining area with interesting antique teak table. The villa has terrazzo marble floors throughout. Other: Interesting and unusual furniture, beautiful palm trees in pots ,wall hangings and pictures etc give the villa a comfortably ethnic feel. There is a selection of beach toys/mats/ umbrellas for guests use, and a box of outdoor and pool toys. Cleaning/towels/ linen/maid service: Towels are provided for all guests, as are large poolside/beach towels. The pool and other maintenance is organised by Ernie our local agent. Fresh Bedding and towels are provided every week during longer stays. Notes on accommodation There is on demand hot water from the gas water heater. The windows have external security grilles so windows can be safely left open .the windows fold right back against the wall internally, and the curtains can then be pulled across to give ventilation without attracting insects. All rooms are equipped with floor standing fans which have timer operation so can be left on at night to turn off later. The Naya has candle lanterns , a ceiling fan, and an insect zappa, and the large table can be further extended to seat up to 12 people. Accessibility The villa plot has secure metal entrance gates and balustrades so can be made reasonably child-secure. There are steps up into the villa, but all accommodation is then on one level so would be suitable for wheelchair use once up the steep driveway and steps.The steps up the garden at the rear are not reccommended for the very young or old as no safety rails are present. Outside There are quality sun loungers and cushions, heavy quality plastic dining chairs with fitted cushions, parasol umbrellas, a large heavy duty barbecue with full utensils etc (charcoal and firelighters are available in the local supermarkets in Halon), the patio has recessed led uplighters for night time illumination.There is a raised area of garden to the rear of the villa which can be visited up the steps for a stunning view up the valley towards the local town of Orba. The garden has established cactii and pine trees and a beautiful old Carob tree, and palm trees in large pots adorn the terrace around the pool. The pool measures a generous 10 x 5 metres and ranges in depth from approx 1m to 2m. There is a plastic slide with water lubrication, and as this discharges into the shallow end, this is very poplar with all ages of guests! A sun-warmed open air shower adjacent the pool is very useful for acclimatising and removing sun creams and for washing off after a swim. Booking notes When we have agreed the dates and price, we will require payment of 25% deposit to secure the booking, with the balance to paid in full by 6 weeks prior to start of the letting. Payment can be via bank transfer or cheque. Notes on prices We are maintaining a low level of pricing for 2012 as we are still hoping to build up a regular clientele. To encourage this we have decided to offer a discount to returning guests who have stayed with us previously (10% on the first week, 15% on a second week). Prices and price bands are for guidance, are open for discussion and may be altered to suit demand.
