A ground floor apartment is specially designed for the disabled. We are not responsible for noises, or unexpected building-sites that can arise in the proximity of the residence and in that case we are not obliged to refund any sum of money received. 2. BOOKING: booking must be will be considered valid only on reception of a deposit equal to 30% of total price. Rental is nominative and it is not reliable without a prior agreement. 3. PAYMENT: within 3 days of the booking the guest must pay a deposit equivalent to 30% of total price. For the final payment the guest can choose to pay 30 days before the date of the stay by bank transfer or postal order, otherwise to pay cash on delivery of key ( we don't accept credit card or bank check ).Who will not fulfill this terms allows us to cancel the booking. In the case of advance departure, guest hasn't got a right to any reimbursement. In the case of advance departure because of unfavorable weather conditions, guest hasn't got a right to any reimbursement. 4.LEGAL DEPOSIT: on his arrive the guest is in duty bound to pay a sum of € 100,00 for possible damages caused in the apartment or in the furniture. For booking made by guests under 24 years or guests with animals will be necessary a deposit of € 200,00. The guest will be refund at his departure and guest hasn't got a right to any reimbursement. 5 NUMBER OF GUESTS: the number of guests in the apartment must correspond to the number of guests declared in the booking. The breach of this clause will involve the immediate cancellation of booking and guest hasn't got a right to any reimbursement. 6. CHECK- IN AND CHECK- OUT : booked accommodation will be delivered between 17:00 hours and 19.00 hours of the day stated as arrival day and will have to be redelivered within and not later than 10:00 hours of the day stated as departure day. For Check- in and check- out out of this hours is necessary to come to an agreement before the booking. 7. FACILITIES : the apartments are provided of sufficient facilities and requisites. Every apartment includes: beds, pillows and blankets wardrobe, hangers, bedside tables, ceiling light and bedside tables light table, chairs and sofas broom, dustpan, bucket, floor cloth, Kitchen: worktop with two stoves and a basin, fridge with freezer, pottery. Bathroom: bath towels, hand towels, litter basket, mirror and bath mat. Verandas are equipped with armchairs and table. 8. ENERGY CONSERVATION AND ENVIRONMENTAL AWERENESS : it is binding and obligatory fulfillment, for the whole stay , don't waste running water and electric current. 9. CLEANING: The apartments are delivered clean and in order. If the guest considers the apartment not enough clean, can turn to us within one hour of his arrive we will verify and clean as soon as possible. Apartments are provided of tools for daily cleaning washing-up cleaner and sponges will be paid by the guest. The guests that are about to leave must provide for: to wash the dishes, to empty the garbage bin and to take away the rubbish, to turn the fridge, the boiler, the lights, the air conditioner off. All damages caused to the apartment will be estimate by the owners and damages caused to the furniture will be estimate depending on price-list that is possible find inside every apartment. The guest has to pay € 55,00 for apartment of final cleaning of, € 10,00 weekly for person for bed and bath linens and electricity consumption calculated according to national tariffs. 10. COMPLAINTS: also if we periodically supervise our apartments it can be occur some problems concerning routine maintenance, damages to electronic devices as air -conditioners, televisions, etc. In this case the guest must claim immediately after have occupied the apartment. Our repair service will be present within two days from the signaling of the problem. It will be however our interest to solve he problem as soon as possible to assure a pleasant stay. If the guest leaves before the expected date he hasn't a right to be refunded. Any complaints, made by the guest at the end of the stay, will not be taken in consideration. 11.RESPONSIBILITY : If for unexpected situations, the apartment booked by our guest shouldn't be available, we reserve the right to propose an other apartment with the same features or to cancel the reservation and to return the total sum paid by guest who cannot to make claims. 12.CANCELLATION: all cancellations and changes must be confirmed by the guest with a written replay. The cancellations will involve the following penalties calculated always on the whole price of stay: 15% for the cancellation made after 7 days the date of booking. 30% for the cancellation made between 60° and 50° day before the date of stay. 45% for the cancellation made between 49° and 35° day before the date of stay. 60% for the cancellation made between 34° and 28° day before the date of stay. 100% for the cancellation made 27 days before the date of stay. If for any reason the guest doesn't arrive within 24 hours of the estimated date without notice, we will consider ourself free from any engagement. 13. CLAUSES: it is absolutely not allowed to modify the present clauses if it should happen, the present contract should become void. 14. Description:Nine Bedroom Independent Villa Lucca r n r nVilla Lucca is a splendid 15th Century Renaissance villa in a beautiful position in the hills near the lovely town of Lucca. The villa is very tastefully furnished with many antiques, original fireplaces, and one of its many lounges opens onto a loggia terrace with frescoes and archways which frame the countryside beyond. Lovely grounds surround the villa and there is a pretty private swimming pool both perfect spots for relaxing. n nOriginally the abode of the noble family from Lucca this beautiful country house has a rich and ancient history. Recently restored to its former splendour it is now a lovely private villa surrounded by its own well kept grounds. Much care has been taken to preserve the original characteristics of the house with high beamed ceilings, terracotta floors and huge fireplaces all being retained. The whole villa has been tastefully furnished in keeping with its historic style including many antiques and collectors pieces. Immense lounges and reception rooms provide plenty of space for relaxing and there is a large covered loggia terrace for dining al fresco. The villas original ornamental fish pool and fountain has been cunningly transformed into a private swimming pool (9m x 3m). r n r nThe interior of the villa is very spacious. On the ground floor there is a large living room with satellite television, a dining room with fireplace, a fully equipped kitchen, three characteristic bedrooms, two bathrooms, a laundry room, and a w.c. The first floor of the villa consists of beautiful reception rooms. The main living room opens onto the large covered loggia terrace, complete with archways and partially frescoed. There is a further dining room, a lounge with piano, a parlour, a studio and a w.c. Steps lead to a landing with a further lounge area and then to the second floor where there is a huge living room and six bedrooms each with ensuite bathrooms. r n r nAlthough immersed in the countryside the villa is only 15 minutes away from the lovely walled town of Lucca which is a joy to explore.
