It overlooks the countryside around and it is surrounded by a 3000-square-meter (about 32,292 square feet) fenced-off garden. The house sleeps 10 people. It is located on the border of Tuscany, Umbria and Lazio. It is 70 km (about 43.5 miles) away from Rome. The house is equipped with winter heating and parking space. Small pets are allowed as well. The Villa has four bedrooms, two being double bedrooms and the other two being twin bedrooms. There are also two living-rooms with a fireplace, a third living-room with a kitchenette, and three bathrooms. The Villa is situated on the top of a hillock in the countryside of Sabina. Sabina is an agricultural territory consisting of small hills on the border between Tuscany and Umbria. The area was the first nucleus of the powerful Ancient Rome, and it is rich in sites of historical and archaeological importance and interest. Villa Fabia is three km (about 1.9 miles) away from Collevecchio, small hamlet which boasts several historical monuments. The villa is situated on the summit of a hillock filled with trees. From the house and from the garden you will have a wide view of the hills covered in green olive groves and vineyards in the middle of which you will spot red roofs of villages here and there. The garden of the Villa is completely fenced. Once through a beautiful wrought-iron gate, a driveway framed by trees will lead you to the house. The villa is a beautiful age-old house surrounded entirely by the garden. Along the façade of the house you will find a large portico sustained by masonry arches. It is a lovely and fascinating angle: you will find armchairs where you will be able to sit in the shade and enjoy the view of the garden, several large vases filled with flowers, and a small collection of fragments of old-age marbles. On the other side of the house you will find a second large patio which is covered and where you will have a wood-fired oven and barbecue. In the garden, quite flat, you will have several places which you will find pleasant just to linger in the shade of the several trees therein. From that living-room you will be able to reach another living-room which is quite spacious and also divided in two by a brick arch. In one side you will find a large masonry kitchen, a dining table, and a patio door which gives access to the portico and the garden. The kitchen is well-equipped and it features a four-burner stove, a washing machine, a fridge, and an oven. The second part of this living-room is furnished with a large square-shaped couch in the middle of the room. A small corridor will enable you to reach a double bedroom. Moreover, you will find a patio door leading to the garden, the area equipped with the wood-fired oven and barbecue, and a staircase to reach the upper level. On the upper floor, you will find a second elegant living area furnished with nineteenth-century sofas placed in front of a large and age-old fireplace. Here you will also find a double divan bed. From this living-room, you will be able to reach two bedrooms, one being a double room and the other being a twin bedroom. Our property is spread out over 40 acres of pristine, uncontaminated land, and the cottage has the most spectacular view of the canyon.
