Description:Duna Grande is a unique venue in Italy. Rarely will you find a fairly isolated house with direct access to the beach, surrounded by romantic farmland, varied wildlife and unique Mediterranean flora All of this in the sought-after region of the Maremma on the southern Tuscan coast. The house has been restored at a top level of style and comfort. A generous Living and Dining room (14 meters long) open onto a terrace which stretches along the entire building with view onto the sea. A few steps away, what used to be a large basin for cattle and sheep has been turned into a pool (140 cm deep). As this stretch of land is protected for its rare natural beauty, strict laws regulate any building activity. Only the restoration of existing features is allowed. The house is surrounded by an irrigated garden which blends into the surrounding „dunescape“, planted with the local shrubs such as myrtle and juniper. In early summer you will come upon the very special and highly protected sand lilies (no picking allowed!), behind the house a bamboo roof on wooden pillars, 35 steps from the house, makes for private parking of your car in the shade. A fence closes off the entire estate from the beach. Access to the beach is granted by a gate (135 m. from the house). The beach is public, as are all beaches in Italy, but as the public access is further down, only the occasional bather will wander up to this part of the beach. A beach club with friendly bar is 100 meters further down the beach. A smaller house with 2 bedrooms, also for rent, lies at a distance of 100 meters. Description:The space I can offer you is the main floor of my villa which is situated 4 Kms from Nepi and 40 Kms from Rome. It consists of one double bedroom, a large sitting-dining room, a bathroom with shower and fully equipped kitchen: a total area of 95 Sq. Meters (1000 Sq. feet.) Outside there is a porch on the north side and a large terrace (partially covered) on the south side of the house. Both can be used for having breakfast, lunch or dinner. It is possible, on request, to fit a sofabed in the sittingroom, in order to extend the hospitality to two more people.There is a WiFi connection and plenty of space for parking your car. And under your bed ….. there is a Domus Romana built in the I° Century Before Christe! Now there are some work in progress to restore the Domus which will become a little Museum.
