Description:Our garden and pool view condo is located within Palmar del Sol, a complex of twenty recently constructed (2008) luxury condominiums on 5th Avenue of north Playa del Carmen, which is a very quiet part of the town, but still close to beach (just 2 blocks from beautiful Cool and Mamitas beaches) and restaurants.Our condo 2 bedroom condo is new (2009) and we focused on modern, but comfortable furniture especially designed for our place.Each of the 2 bedrooms has a private full bathroom, one of the bedrooms has balcony view overlooking the tropical gardens and the pool. This quiet condo is situated in a first floor location. Spaci ...ous rooms include a fully equipped kitchen, a separate dining room with seating for 8, and a comfortably furnished living room with sliding glass doors leading to an outdoor terrace with overlooking the tropical landscaped grounds and pool. Each bedroom has a private bathroom with granite counter tops, marble floors and glassed in showers. The Master Bedroom has a king size bed, sliding glass doors lead to an outdoor balcony shared with the living room. The second bedroom has 2 twin beds and one extra twin bed if necessary. We have also 2 sofa beds in the living room, so we can accept up to 7 people in our living room. It is also possible to request cribs and highchair for babies. The fully equipped kitchen has granite counter tops, stainless steel appliances, filtered water, and is well stocked with utensils and cookware. The adjacent laundry room has a full size washer and dryer. The living room has 2 large sofa, a flat screen TV to view cable or DVDs, and Internet access is also available.The balcony is furnished with a large, round teak table and six chairs, providing the opportunity to dine al fresco while enjoying views of the beautiful mosaic tile pool and lushly landscaped gardens. Walk up 2 floors to the tiled, finished roof top common area to experience striking views of Cozumel and the Caribbean and dramatic sunrises and sunsets.The developers of Palmar del Sol spared no expense in creating a lovely, private interior courtyard that is substantially larger than comparable properties, offering an enormous mosaic tile pool with a waterfall feature, a children's pool and a Jacuzzi set within a lushly landscaped tropical garden. The complex is very safe with a gated underground garage, secure entry foyer, gated private grounds and round the clock security. Safes are provided in two of the bedrooms.Guests at our condo may now use the beach area in front of the beautiful Las Palapas Hotel, as well as use of the hotel's amenities including beach chairs, shade palapas and meal service. Perfect for entertaining, the kitchen is big with a centre island and bar stools, also has TV, and there is an outdoor grill just steps outside in the garden. The dining area has a large teak wood dining table, the living room has a huge wrap around sofa, lots of pillows and can be transformed into 2 beds easily for extra sleeping option. The upper level is a complete suite on its own and can be accessed from inside/lock off and also has its own separate entrance from outside. Description:Put your toes in the water, butt in the sand. Relax in the hammock under the palms with a cold beer in your hand. And this is only the first day of your vacation at our beautiful Villa Italiano on the Mayan Riviera. We have three bedrooms with their own private baths and views of the sparkling turquoise Caribbean waters. The two upstairs bedrooms have small balconies for two to view the beach or sunrise. The beds are made each morning (except Sunday) by our housekeeper, Ana. Each bedroom has an individually controlled air conditioner. We have a large modern kitchen in which you can prepare a home made meal and as an added bonus Ana will wash the dishes in the morning. Or we can arrange to have home made meals brought to you. If you prefer dining out, there are also many native restaurants within 15 minutes. There are fresh fruit stands in every little town, notably Akumal and Tulum. Our cheerful and effervescent on-site property manager, Ruth, is a transplant from the states and can provide useful information on activities, restaurants and turtle watching. If you have any issues while you are vacationing at Villa Italiano, Ruth will help resolve it. Ruth is also a US trained chiropractor with over 15 years experience, who can attend to your needs. Ana, our housekeeper, will make the beds, sweep the floors, do the dishes and clean the villa every day (exp. Sunday). Also for a nominal fee (50 pesos/load), she will also do your laundry. Pedro, our groundskeeper, will keep the windows sparkling clean and the beach out front well groomed. He will also set up a kids inflatable pool for the toddlers if you desire. Our grand room is designed for a cozy family evening with a entertainment center that has books, games, movies and video games (Nintendo N64). We also have a small but growing CD library (Hope you like Jimmy Buffett). For the nature lovers, if you come down between May and October you can witness the nesting habits and hatching of loggerhead and green turtles right on our beaches. These turtles can get up to 500 lbs. For the ancient civilization buffs, there are numerous major and minor Mayan ruins within 3 hours of Villa Italiano including: Tulum, Coba, Ek Balam, Uxmal, Chichen Itza, Mayapan, Lultun and Muyil to name a few. For the fisherman the prime time is April, May & June for wahoo, mahi-mahi, yellowfin tuna, sailfish, white and blue marlin and others. During the day you can snorkel, swim or kayak right out back in our reef protected bay. You can also walk down the beach and hire a small fishing boat for a short ride just outside the bay. We chose this location because it is far enough away from civilization to be relaxing. Yet it is close enough to a number of local restaurants and shopping. We are on a secluded beach with low foot traffic and we consider it the best bay from Cancun to Tulum. We also are enjoy Mayan history and there are numerous significant ruins within a day’s ride. We are slightly off the beaten track but still fairly close everything. We have a native well maintained garden out front. We have been vacationing in the area for 20 years and we never get tired of watching the large loggerhead and green turtles preform their nesting ritual. Description:Our garden and pool view condo is located within Palmar del Sol, a complex of twenty recently constructed (2008) luxury condominiums on 5th Avenue of north Playa del Carmen, which is a very quiet part of the town, but still close to beach (just 2 blocks from beautiful Cool and Mamitas beaches) and restaurants. Our 2 bedroom condo is new (2009) and we focused on modern, but comfortable furniture especially designed for our place. Each of the 2 bedrooms has a private full bathroom one of the bedrooms has balcony view overlooking the tropical gardens and the pool. This quiet condo is situated in a first floor location. Spacious rooms include a fully equipped kitchen a separate dining room with seating for 8 and a comfortably furnished living room with sliding glass doors leading to an outdoor terrace with overlooking the tropical landscaped grounds and pool. Each bedroom has a private bathroom with granite counter tops, marble floors and glassed-in showers. The Master Bedroom has a king size bed sliding glass doors lead to an outdoor balcony shared with the living room. The second bedroom has 2 twin beds and one extra twin bed if necessary. We have also 2 sofa beds in the living room, so we can accept up to 7 people in our living room. It is also possible to request cribs and highchair for babies. The fully equipped kitchen has granite counter tops, stainless steel appliances, filtered water, and is well stocked with utensils and cookware. ...The adjacent laundry room has a full size washer and dryer.
